Welcome to
the Future
of Working

Introducing MIZAL: MIZAL is not just another office building, it’s the realisation of how the working environment of the times ahead will look. Here on a 15.000 m² plot, a lively office landscape for users open to what the world has to offer is being established, whose forward-looking and sustainable character will guarantee its own future.

in every

In terms of its planning and construction, MIZAL is ready now for all kinds of later add-ons. In this way, you can react flexibly to changes and growth in your work environment. Your company’s possibilities are limitless.

Profit from MIZAL‘s hightech world of work. This will encourage flexibility and productivity, cut costs, and delight talented staff. You can work and create as sustainably and effectively as never before. Welcome to the future of working.

Sustainability is the foundation for future-oriented work and is ever-present at MIZAL. Not only is this reflected in the intelligent and energy-saving conception of the building. Cutting edge technology, e-mobility, and ultra-modern consciousness of the connectedness of the everyday with closeness to nature makes MIZAL uniquely sustainable.

A decent Work-Life-Balance is one of those objectives often striven after but seldom achieved. MIZAL, however, makes this easy for both you and your staff. A workplace offering this level of freedom and possibilities will certainly increase creativity and productivity, to the advantage of your company and definitely for the benefit of everybody involved

MIZAL is set to become the new gateway to Düsseldorf’s prize-winning Media Harbour, already famous for its atmospheric mix of art, communications, and creativity, and which is only a few minutes’ walk away.  The development of parts of the neighbourhood into an attractive and upmarket office and residential area has drawn creative people here as if by magic.

Do yourself a favour with this more than representative area and profit from its excellent landmark visibility and proximity to local Autobahns, the main train station in Düsseldorf as well as good public transport. This new gateway to Düsseldorf’s Media Harbour has many location advantages. .

Shopping, kindergartens, doctor’s appointments, going out for a meal, some cultural pursuits? Everything you need is within your grasp here. The excellent road, train, and airport connections make MIZAL an important hub for Düsseldorf.

A massively complex practical concept, such as MIZAL undoubtedly will be, requires intelligent solutions, optimal spatial planning, and effective usage of all available resources and technologies. MIZAL’s 52.000 m² total surface area surpasses previous structures of thinking and planning and yields fresh perspectives.

In this “viewing tower“ above the Media Harbour, you can reach for the stars. Invite friends and colleagues to the 10th floor of MIZAL mayor for a cocktail hour, and literally witness the stars come out, and be astounded by the special flair the heart of Düsseldorf has to offer.

Endless possibilities over 5 storeys and 17.000 m². As each floor has a total surface area of 3.300 m², smaller and larger MIZAL tenants can organize and present themselves efficiently and effectively. The usage concept for both wings of MIZAL minor envisages a varied mix of showroom areas, loungey sitting zones, and functional offices.

All areas can be changed or extended, depending on your individual demands. Enjoy maximum flexibility as well as individual setup of your rented unit, accessed through representative entrances on street level. Whether combined, segmented, or newly structured for the benefit of your productivity, everything is always possible. With MIZAL, flexibility is the watchword.

Smart Offices

Thanks to WLAN, high-speed-internet and charging stations in the entire complex, you decide when and where you work. The all-encompassing freedom from barriers for you, your staff, and your business will ensure the mutual exchange between the campus users and enhance synergy effects between the various companies. Let yourselves be inspired by working together on new ideas. The intelligent Smart-Office-Concept thinks along with you and offers you the flexibility and freedom you need for getting on with your core business. MIZAL, in keeping with our new digital era, moves the control of object functions to mobile tools, so that you can fit things to the demands of your workplace in a fast and uncomplicated way. Multimedia-stations, a building app for all users, digital access control, as well as a digital signage system on the campus provide you with security and ease your everyday tasks on all levels. MIZAL stands for workplace design at its best.

Visions on Campus

Working at MIZAL is at all levels environmentally-friendly and ecologically sound, not only in terms of our surroundings but also concerning your business costs. Thanks to its clever and detailed heat regulation, MIZAL applies regenerative energy, thereby completely doing without traditional radiator systems, for which we are expecting a DGNB-Gold-Certification.

The ventilation and air swap of the rooms happens mechanically, and surfaces can be cooled and regulated by a mere swipe of your finger on your mobile tool. Transport and mobility are also considered and MIZAL aims for long-term and resource-friendly solutions. Charging stations for e-bikes and e-cars, car-sharing stations, safe parking for bicycles, these will be in plentiful supply for you and your colleagues. The low-level garage at the campus will feature the most modern parking facilities, including closed-circuit  security and state-of-the-art parking space counting, all this for up to 800 vehicles. Another feature will be plenty of barrier-free parking spaces for delivery vehicles, visitors, and the physically challenged.

Visions on Campus

Toil and boredom will be a thing of the past. MIZAL leaves the well-trodden paths of office routine and opens up new and energising ways of working, where the feelgood factor is high and the swapping of ideas and working together on solutions is fun. The Smart Offices on the campus at MIZAL, with their gastronomy units, showrooms, fitness sectors, leisure zones, and service areas transition smoothly from job to relaxation to everyday affairs. Instead of needing a post office, take a leisurely stroll to the campus packet station to receive your delivery at the drone landing zone, and don’t expect a queue. At lunchtime, saunter down to the green grassy lawns on the campus, or relax in the shade of the trees, or just sit on a bench or a stony step. You decide when and what you do.

MIZAL is intended to be its own work-life-cosmos, a feelgood oasis in the heart of the Düsseldorf Media Harbour – not only for the users at MIZAL, but also for visitors and the neighbourhood in general. After-work attractions will include staff and visitors at the Virtual Reality Court and we fully expect challenges and matches and events there to turn the place into a genuine Holodeck experience. Events or parties shall be held on the attractive and manifold usable outer zones of the campus around MIZAL, where the working day can be left behind in a relaxed atmosphere. Green zones and flower beds on the roofs offer the possibility of a little lunchtime or after-work urban gardening, or just for spending time in to unwind. MIZAL, with its wonderful variety and openness, is set to be the new central core of the Media Harbour area.

The Place to be

Düsseldorf’s Media Harbour, after comprehensive restauration of its protected historical buildings, particularly warehouses, now newly-equipped and designed and fabulously renovated, has attracted the Who’s Who of the art, marketing, and media sectors, for which Düsseldorf is famous anyway. National and international stars of the architecture scene have contributed with their unique creations to the worldwide renown of the Media Harbour, which now draws thousands of tourists a year.

The inspired flair of the Media Harbour area also offers for your staff and your guests a huge range of bars, restaurants, bistros and fashionable places, offering great atmosphere and varied cuisine up to gourmet standard at lunchtime, after work, or at weekends.  The various NRW state ministries close by are also expected to be joined by population from other parts of the city, just like the large companies TRIVAGO and UNIPER, who have established respective headquarters for their 3.000 staff, making parts of the property market at the  Media Harbour practically sold out. The time is ripe for MIZAL to win this market with the fresh wind of progressive and future-oriented building concepts and usage.

For you to be able to provide your staff and guests with all the advantages of the smart office space concept, “Visions on Campus “distributes the various units of usage into different zones and onto different levels of the campus, in keeping with the objectives of making some areas open to the public, but also letting you be among yourselves in a creative atmosphere. MIZAL: that means the two cores of the ensemble, namely STARGAZER und NEXUS, buildings designed to complement each other in form and function.

They are linked to each other by modern and open outdoor vistas forming a natural transition to the surrounding Media Harbour neighbourhood and offering various outdoor hotspots for plenty of different usages, whether airy inner courtyard, sheltered pavilion, or generously-proportioned promenade. Trees and bushes provide a boundary of greenery and protection to Hemmerbachsweg on the one side and a natural optical barrier to the busy Völkinger Straße on the other. Nothing at MIZAL remains unused – roofs and terraces provide your colleagues, clients, and visitors with places for work, activity, and relaxation, not to mention a unique perspective over Düsseldorf and its Media Harbour.

Both the STARGAZER and NEXUS buildings have avant garde design structures in common and both share heterogeneous and airy edifices which allow digital design layout possibilities and whose ecological conceptualisation is peerless.
